How It Works

Apply & Pre-Qualify

Begin by completing our simple application. We assess your financial situation holistically, considering factors like income stability and current credit status. Our goal is to understand your unique circumstances and determine how we can assist you on your journey to homeownership.

Find Your Ideal Home

Once pre-qualified, you'll work with our team-or your own realtor-to find a home that fits your needs and budget. We focus on properties within your approved price range, ensuring that your future home aligns with your lifestyle and financial goals.

Move In & Start Building Equity

After selecting your home, Canadian House Partners will purchase the property on your behalf. You'll then enter into a Rent-to-Own agreement with us, which includes:

  • Option Fee: An initial deposit, typically around 3% of the home's purchase price, which will be credited toward your future down payment.
  • Fixed Purchase Price: The home's purchase price is locked in from the start, protecting you from market fluctuations.

You can move into your new home right away. During the rental period (usually 2–4 years), a portion of your monthly rent will be credited toward your down payment. This period allows you to:

  • Improve Credit: Work on enhancing your credit score with our guidance and support.
  • Save More: Accumulate additional savings to strengthen your financial position.
  • Prepare for Mortgage Approval: Position yourself to qualify for a traditional mortgage by the end of the rental term.

Become a Homeowner

At the end of the rental period, you'll have the option to purchase the home at the predetermined price. With improved credit and savings, you'll be better equipped to secure a mortgage and transition from renter to homeowner seamlessly.
